3100 Thornton Ave.
(Phase 1)
This four-story, class A office building was transformed in 1996 from
its original use as a highly secure, windowless, aerospace engineering
complex. This rehabilitation included the construction of a new parking
structure and a two-story, 24,000 sq. ft. commissary/activity center.
This building is currently fully leased to a single tenant - home to a

2255 N. Ontario
St. (Phase 2)
This class A, five story office building is an architecturally award-winning,
type 1 steel frame building with dual pane solarized glass. Features include
state-of-the-art technology, security systems and fiber optics. Other
design amenities include a fourteen-foot slab-to-slab height to accommodate
higher open ceilings, private balconies and patios. We added many recreational
amenities to the property in Phase 2, including a private gym for tenants,
an exercise path for walking/jogging, sand volleyball, a putting green
and picnic areas. The gym features free weights, treadmills, stationary
bikes, step machines, a complete set of muscle-isolation machines, satellite
TV, men's and women's locker rooms, showers, towel service and 24-hour
access. The landscape design provides several relaxing seating areas,
sculptures, an arbor, and heavily planted forest areas along the exercise
path and picnic areas.
2233 N. Ontario
(Phase 3)
Completed in January 2001, this striking, class A, three-story building
was featured in a Los Angeles Times article on the resurgence of modern
design with a high-tech influence. It features fourteen-foot slab-to-slab
heights and floor-to-ceiling glass. New recreational amenities in Phase
3 include tennis and basketball courts. The first tenant to move in to
Phase 3 is Technicolor.
3333 Empire Ave.
(Phase 4)
Currently in the pre-leasing stage, this five-story building will add
190,000 square feet of class A office space to the project. The design
features private balconies and our trademark fourteen-foot slab-to-slab
construction. Highlights of the extensive landscape design include a covered
bridge/conference area and laptop garden with outdoor Internet access.
