		Media Studios North, Phase 1 200,000 sq. ft. Renovation 24,000 sq. ft. New Construction Burbank, California Media Studios North is a 1.2 million sq.ft., low-rise office park, adjacent to the Burbank-Glendale-Pasadena Airport. This first of nine planned buildings represents a transformation from aerospace engineering offices to a strikingly modern complex for the entertainment industry, and was completed in less than one year. The aluminum skin was removed, cleaned, and incorporated into the updated curtainwall design. A new elevator system was built to handle all four floors and the existing escalators were renovated. With a totally new infrastructure and seismic upgrades, the end result is a daylight-filled structure with no visible trace of its former subdued life. Site work included a new steel and concrete parking structure for 650 vehicles and construction of a freestanding 24,000 sq. ft. commissary/activity center. Owner/Developer: M. Tenant Buildout Burbank, California This architecturally striking 200,000 square foot buildout was created under the difficult constraints of a very aggressive schedule (5 months from start to move-in) and highly refined detailing requirements. Some construction phases of the four-story project operated in double shifts, requiring the coordination of 450 site workers each day. The unique design called for an open ceiling with all operating systems exposed and extensive use of sloped and curved surfaces with a variety of materials. The free-standing office structures within the open interior landscape have their own roofs and intensive sound mitigation. Developer: M. Office/Studio Space Burbank, California This 215,000 sq.ft., five-story office building, the second of nine planned for the office park, was completed in November, 1998. Owner: M.
