Two historic downtown Los Angeles buildings dating from 1898 and 1917 were converted from office use to 121 contemporary apartments comprising 120,000 sq.ft.. Krismar worked closely with the Architect, Structural Engineer and other consultants in developing plans and budgets to finance the $12,600,000 project with government-backed bonds.

Work on the two buildings and an adjacent theater included major seismic strengthening, new mechanical, electrical, plumbing, sprinkler and elevator systems, new ground-floor storefronts and the entire renovation of interior spaces and exterior facades.

Grand Central Market
Historic Building Complex

The bustling Grand Central market of downtown Los Angeles, established in 1917, forms the core of the Grand Central Square project. Since 1989, Krismar has worked closely with the owner in project planning, and in performing a variety of architectural and seismic improvements in the market space. All work is done while the market is in full operation. Improvements include new skylights, renovation of the dining area, the addition of a service elevator, and construction of a large electrical sub-station to service the entire Grand Central Square Project.

The Lyon Building rises above the Grand Central Market on Hill Street. Krismar converted the upper floors from storage for market tenants into office and restaurant space, installed new stairs and elevator, instituted a seismic upgrade, and built a new facade.

Grand Central Square
Parking Structure

This 500-vehicle parking facility, part of the Grand central Square Redevelopment, is directly connected to the Grand Central Market and the Residential Building for convenient customer and tenant access, and supplies much needed additional parking for the Third and Hill Street area of downtown Los Angeles. Krismar performed all construction management and general contracting for this project. The eleven-level, cast-in-place concrete structure employs a complex ductile, seismic frame and had the additional demanding restrictions that come with an unusually small site.
